BNB Hot / STR registry
Short-term rental registry
Every licensed short-term rental in Hot Springs
The authoritative map and searchable directory of Hot Springs short-term rentals, read live from the city's public records, with the one thing the data sites never tell you: whether an address can even be licensed.
City of Hot Springs public record
The only authoritative map of which Hot Springs homes can legally host
Anyone can show you Airbnb pins. The data sites scrape the platforms and estimate. We do something no competitor does: we read the City of Hot Springs public short-term rental layer, the government record of which addresses are flagged as STRs inside the city, and we pair it with the one rule that decides every Hot Springs investment: whether an address can even be licensed. The residential license cap has been full since July 2025, so this is not a formality. It is the difference between a property you can host and one you never will.

Why a licensed address is worth more
In most markets, buying a short-term rental is a question of numbers. In Hot Springs it is first a question of permission. The city froze new residential STR licenses at 400 and the list is full, so a home in a residential zone that is not already licensed cannot be turned into a legal Airbnb today. That one fact reshapes value, and it is why we lead with eligibility on every property.
- Residential cap is full. 400 licenses, no waitlist, since July 1, 2025. A residential home without a live license is a long-term rental or a primary residence, not an STR.
- New licenses are a commercial-zone play. You can still be licensed in the non-residential zones (C-TR, CN, CMU, CG, CBD, IL, IH, IMU), on Historic Property Registry properties, and in condos recorded before January 18, 2022. This is the quiet opening most buyers miss. See commercial STR zoning.
- A license does not ride along with the deed. It is tied to the current owner's application and does not transfer automatically in a sale. Before you write an offer on a "licensed" STR, confirm the standing with the city's Planning and Development office at 501-321-6905.
- The rules come with the license. Occupancy is capped at two per bedroom plus two, off-street parking is required, and a local manager has to be able to reach the property within 60 minutes. Budget for a local co-host if you are out of town.
Our flagship listing shows what "already cleared to host" looks like: 186 Echo Point, a block off Lake Hamilton in 71913, is live on Airbnb with a detached production studio. That is the kind of eligibility we verify before we ever talk returns.
How this beats the data dashboards
AirDNA, Rabbu, and Mashvisor build handsome maps. They also share a blind spot: their pins are scraped from booking platforms and their numbers are modeled estimates. None of them tell you whether a given Hot Springs address is allowed to host. We take the opposite approach and start from the government record.
Ground truth, not estimates
Our map is the city's own STR layer. The dashboards infer activity from Airbnb and Vrbo scrapes; we read the public record and cite it.
Eligibility, not just yield
A heatmap colored by revenue is useless if the property can never be licensed. We answer the permission question first, then the money question.
Local rules built in
The 400 cap, the eligible commercial zones, the 60-minute manager rule. We frame every address against the actual Hot Springs ordinance, not a national average.
No platform data, ever
We never republish listings or scrape a competitor. Everything here is public city data, which keeps it clean and keeps it defensible.
Common questions
Where does this registry data come from?
The City of Hot Springs public GIS. The city publishes a short-term rental layer that flags every address it maps as an STR inside the city limits. We read that layer live and show it here. We use no Airbnb, Vrbo, or other platform data.
How many short-term rentals are in Hot Springs?
The city's STR layer currently flags 744 addresses inside the city limits, most of them in the 71913 Lake Hamilton corridor and 71901. The table on this page loads the live number each time, so it stays current with the city feed.
Can I still get a new short-term rental license in Hot Springs?
Not for a standard home in a residential zone. The residential STR license cap of 400 has been full since July 1, 2025, with no waitlist. New licenses are still possible in non-residential zones (C-TR, CN, CMU, CG, CBD, IL, IH, IMU), on Historic Property Registry properties, and for condos recorded before January 18, 2022.
Does an STR license transfer when I buy the property?
No. The license is tied to the owner's application and does not transfer automatically in a sale. Confirm the standing of any license with the city's Planning and Development office at 501-321-6905 before you write an offer.
Why does licensing status matter when I buy?
Because the residential cap is full, you cannot simply buy a house in a residential zone and start hosting. A property that is already licensed, or that sits in a zone where a new license is still available, is worth more as an investment than one that can never be licensed. That eligibility gap is what this page helps you read.
Is this every short-term rental, including unlicensed ones?
It is the city's own record of STR-flagged addresses, which is the closest thing to a complete registry that exists. A listing on a booking platform is not an official record and may not be licensed. We only publish the government data and cite the city as the source.
