About BNB Hot

What is BNB Hot?

A free, independent guide to short-term rentals in Hot Springs, Arkansas: city licensing, taxes, platform fees and hosting basics. It's part of the WholeTech Network of single-topic websites.

Is it free?

Yes. No paywalls and no required sign-ups. Some gear pages link to Amazon, and we may earn a commission on those purchases.

How current is the information?

We updated the main guides in October 2026 and link each fee, tax rate and rule to its source. Platforms and the city change things, so check the linked source before acting on it.

How do I report a mistake or suggest a topic?

Hosting in Hot Springs

Do I need a license to rent short-term in Hot Springs?

Inside city limits, yes. Renting for periods of less than 30 days requires the city's Short-Term Residential Rental Business license, renewed each January 1. Residential zones also need a special use permit and have a cap on licenses. See the city's STR page.

What taxes apply to a short stay?

Inside the city: Arkansas sales tax 6.5%, the state tourism tax 2%, Garland County and Hot Springs sales taxes of 1.5% each, and the city's 3% Advertising and Promotion tax. Airbnb collects these on Arkansas reservations of 29 nights or fewer.

Do rentals of 30 days or more need the STR license?

The city's license covers rentals of less than 30 days, so monthly stays fall outside that definition. Confirm with the city's Finance Department before you rely on it.

Who has to be available if something goes wrong?

The city requires a local property manager who is on call at all times and can be on site within 60 minutes.
