Hosts & managers

Hot Springs short-term rental hosts & management companies

What a full-service STR manager does, what it costs, how to vet one, and the local companies that run Hot Springs rentals.

Who runs Hot Springs short-term rentals

A good manager does two jobs at once: fill the calendar at the right nightly rate, and keep the property compliant with a city that stopped issuing new residential STR licenses in July 2025. In a capped market, the operator you pick matters more than it does in a town where anyone can list.

We read every property through an investor's lens first. Before you hire anyone to run a rental, confirm the address can actually hold a short-term rental license. The Bergeron Group handles that side for buyers and sellers; this page covers who runs the day-to-day once you own.

Licensing comes first. A license is tied to the owner's application and does not transfer automatically in a sale. Confirm status and your re-licensing path with the city's Planning & Development office (501-321-6905) before you buy a “turnkey” rental, no matter what a listing claims.

What a full-service manager handles

Full service means the owner is hands-off. Co-hosting and digital-only plans hand some of these tasks back to you at a lower fee. Match the plan to how involved you want to be.

Listing & pricing

Photography, the listing copy, and dynamic nightly pricing across Airbnb, Vrbo and any direct channel, with calendars synced so you are not double-booked.

Guest communication

Inquiries, bookings, check-in instructions and after-hours messages, usually on a 24/7 line so you are not answering a phone at midnight.

Turnovers & care

Cleaning between stays, restocking consumables, linens, and routine light maintenance so the property stays review-ready.

The 60-minute rule

Hot Springs requires a local contact who can reach the property within 60 minutes. A manager with local staff satisfies this; a remote owner usually cannot on their own.

Compliance & taxes

Help with the annual city license, occupancy limits (two per bedroom plus two), and the monthly city lodging filing due by the 20th, on top of what platforms remit.

Reporting

An owner portal or monthly statement showing bookings, revenue, fees and payouts, so you can see whether the property is actually performing.

What management costs here

Fees are a share of booking revenue, and the headline percentage is only half the story. The other half is what the percentage includes and what gets billed on top.

  • Full service, roughly 20% to 30% of revenue. The hands-off plan: pricing, guest care, turnovers, maintenance coordination and reporting bundled together.
  • Co-hosting or digital-only, roughly 10% to 15%. Lower fee because you keep tasks such as cleaning coordination or supply runs. Good for owners who live nearby.
  • Watch the add-ons. Cleaning fees, linen programs, maintenance markups, and credit-card or channel fees can sit outside the headline rate. Ask for an all-in example on a typical month.
  • Contract terms. Length, cancellation notice, and who holds the guest relationship and reviews if you leave. Get it in writing.

These are general market ranges, not quotes. Every company prices differently, so compare an actual statement, not a brochure.

Hot Springs management companies

The Bergeron Group (our network)

Keller Williams brokerage for buying and selling Hot Springs rental property, including whether an address can be licensed as an STR. Sales and investor advice, not day-to-day management. 501-463-6328. thebergerongroup.com

Looking for more? Start with realhotsprings.com for the local market, then search each company's own site and reviews. Some national booking platforms also run referral directories of local managers; treat those as leads to vet, not endorsements. If you can't confirm a company's license, insurance and local staffing from its own page, don't hand it your keys.

The owner-run option: 186 Echo Point

You don't have to hire a company. Plenty of Hot Springs owners run their own listing and keep the full nightly rate. Our flagship example is 186 Echo Point, a single-level brick ranch a block off Lake Hamilton with community lake access and a detached 28×32 production studio on gigabit fiber. It was already cleared to host and is live on Airbnb as the Lake Hamilton hilltop spa home.

Self-managing means you own pricing, guest messaging, cleaning schedules, the 60-minute local-contact rule and the monthly city lodging filing. The payoff is no management fee and full control. Our platform guides and revenue calculator are built for exactly this owner.

How to vet a manager

Run every candidate through the same checklist before you sign. A strong local operator will answer all of these without flinching.

  • Local presence. Do they have staff who can reach your property within 60 minutes, as the city requires? Ask where the nearest person actually is.
  • License literacy. Can they explain the 400-license residential cap, which zones still qualify, and the January 1 annual renewal without guessing?
  • All-in fee. Get the headline percentage plus every add-on: cleaning, linens, maintenance markup, card fees. Ask for a sample monthly statement.
  • Tax handling. Who files the monthly city lodging form by the 20th, and how do they reconcile what Airbnb and Vrbo already remit?
  • Owner control. Can you block your own dates, see live bookings, and keep your reviews and guest list if you leave?
  • Insurance. What coverage do they carry, and what do they require you to carry?
  • Real references. Ask for two current Hot Springs owners you can call, not platform star ratings alone.
Before you buy for STR income: confirm the specific address is eligible with the city, because a manager can't license a property the zoning won't allow. That's the check we lead with on every deal.

Common questions

What does a short-term rental manager charge in Hot Springs?

Full-service vacation-rental management in the Hot Springs area generally runs about 20% to 30% of booking revenue. Lighter co-hosting or digital-only arrangements run lower, often 10% to 15%. Ask each company exactly what its fee covers and what is billed on top.

Can a new owner still get a short-term rental license in Hot Springs?

Not in most residential zones. The city's cap of 400 residential STR licenses has been full since July 1, 2025, with no waitlist. New licenses are still available in non-residential zones, for Historic Property Registry properties, and for condos recorded before January 18, 2022. Confirm any address with the city's Planning and Development office at 501-321-6905 before you buy.

Does an STR license transfer when I buy a licensed rental?

No. The license is tied to the owner's application and does not transfer automatically in a sale. Always confirm the status and your path to re-licensing with the city before closing.

Do I need a local manager if I host remotely?

Effectively yes. City rules require that a local contact be able to reach the property within 60 minutes. An out-of-town owner needs either a local co-host or a management company that meets that response standard.

Can I manage my own Hot Springs rental instead?

Many owners do. 186 Echo Point is an owner-run Lake Hamilton listing that is live on Airbnb; it sits outside the Hot Springs city limits, in unincorporated Garland County, so no city STR license is required. Self-managing saves the management fee but means you handle pricing, guest messaging, cleaning schedules, the 60-minute local-contact rule, and monthly city lodging filings yourself.

Buying or hiring for a Hot Springs rental?

We'll tell you whether the address can be licensed before you spend a dollar, then connect you with the right manager or list it with The Bergeron Group.
