Furnished Finder for monthly rentals in Hot Springs
Furnished Finder lists furnished homes for traveling healthcare workers and other people who need housing by the month. It charges a yearly listing fee instead of a cut of each booking.
How it works
- Pay the annual listing feeSince January 2, 2026, a listing costs $199 a year. Additional units at the same address are $149 a year each. There's no commission on rent.
- Create your listingAdd photos, the monthly rate, what utilities are included, and your available dates. Say how far the property is by car from each hospital.
- Screen applicantsYou choose your tenants. Furnished Finder offers tenant screening with credit, criminal and eviction reports, which the applicant normally pays for. Also confirm employment and identity yourself.
- Sign a written leaseUse a furnished lease written for a fixed term of months. Cover rent, utilities, deposit, early termination, pets and move-out cleaning.
- Collect rent and depositsPayment is between you and the tenant, so set up a method that gives you a clear record.
Hot Springs specifics
Two hospitals
CHI St. Vincent Hot Springs, on Werner Street, is a 280-bed hospital and Level II trauma center. National Park Medical Center is the other acute-care hospital in town. In 2026 National Park Medical Center moved its inpatient obstetric services to CHI St. Vincent and other providers.
The 30-day line
The city's STR license covers rentals of less than 30 days, and Arkansas treats lodging taxes as applying to transient guests renting on less than a month-to-month basis. Monthly leases generally fall outside both, but confirm with the city and a tax adviser for your setup.
What monthly guests ask for
Fast, reliable internet, a washer and dryer, a working kitchen, a good bed, blackout curtains for anyone on night shifts, and off-street parking.
Mixing monthly and nightly stays
Some hosts fill gaps between monthly tenants with short stays. Those short stays still need the city license and the full lodging tax stack.
