BNB Hot / Market dashboard

Live market data

Hot Springs real estate market dashboard

The medians, the mortgage math, and the short-term-rental income lens, all live and all open.

Live Hot Springs market numbers with nothing in front of them. Median prices by ZIP, a mortgage calculator pre-filled with today's median, and a tool that checks whether a short-term rental could cover the note. No account, no phone number, no wall.

The number other sites bury behind a login. Most real estate portals gate local market data and make you register first. We don't. The snapshot below loads live from our Hot Springs data feed, dated so you can see how current it is, and it reads every property through the one question that decides an investor's math here: can the address even be licensed as a short-term rental.

Residential and land combined. Medians are list prices, not sold prices. Source: realhotsprings.com, a public export of the CARMLS and HSBOR feeds.

Median price by ZIP

Price per square foot tells you where a dollar stretches. The Lake Hamilton corridor and the lakes run highest; in-town and outlying county codes run lower. Counts are shown so you can judge how much weight a small ZIP deserves.

Loading the current by-ZIP table…

A ZIP with only a few listings can move sharply on one or two properties. Treat the thin ones as directional. Full search across every ZIP is at realhotsprings.com/search.

Mortgage calculator

Pre-filled with the live area median so you start from today's market, not a stale default. Enter your own price, down payment, rate and term. The result is a planning estimate, not a loan offer.

$0Monthly principal & interest
$0Est. taxes & insurance / mo
$0Total monthly payment

Principal and interest use a standard amortization formula. The taxes-and-insurance line is an editable estimate, pre-set to 1.1% of price a year; Garland County property taxes run near 0.5% of value, among the lowest in the country, and homeowners insurance roughly 0.6%, so adjust for your home and verify with the Garland County Assessor and a real insurance quote. HOA dues, PMI and closing costs are not included.

Does the rental cover the note?

This is the lens no mainstream mortgage calculator gives you: hold the monthly payment from above against what a short-term rental might net. Set a nightly rate and an occupancy level, choose how it's managed, and the tool shows whether the projected net clears the payment. It reuses the same assumptions as our homepage revenue calculator.

Run the mortgage calculator, then set the rental assumptions here to see the coverage.

Illustrative only, not a forecast. Gross = nightly rate × 365 × occupancy. Net keeps 50% of gross if you self-manage; a full-service manager typically leaves closer to 30%. The default nightly rate is a rough area figure drawn from third-party trackers that put 2026 Hot Springs averages around the mid-$250s with occupancy in the mid-40s; set your own from research. None of this holds if the address cannot be licensed to rent — see the note below.

Licensing decides whether any of this is real. New residential short-term rental licenses in the city are capped at 400 and have been full since July 1, 2025, with no waitlist. New licenses remain open in non-residential zones, on Historic Property Registry properties, and for condos recorded before January 18, 2022. Confirm an address with the city's Planning & Development office at 501-321-6905 before you count on rental income. The full buyer workflow is in our buyer's guide.

What the numbers mean, and what they don't

Short version, so you use these figures well and don't lean on them too hard.

  • List, not sold. The medians are asking prices. They set a budget and a search range. What homes actually close for is a separate number; get recent comparable sales from an agent before you make an offer.
  • Medians, not your house. A median is the middle of a mixed bag of homes and land. Your specific property depends on condition, lot, view, and dock or water access, none of which a median captures.
  • Small ZIPs are noisy. A code with a handful of listings can jump on one sale. The listing counts are shown for exactly this reason. Lean on the big ZIPs for trends.
  • The feed is close, not the MLS. It is a public export that can trail the MLS by a day and leaves some listings out. For a live, complete search, use the links to realhotsprings.com.
  • The rental math is illustrative. It is a planning sketch built on general assumptions, not a projection for any address, and it is meaningless if the property can't be licensed to operate.

Common questions

Do I have to sign in to see the Hot Springs market numbers?

No. Everything on this page is open. Most real estate sites make you create an account or hand over your phone number before they show you local market data; we show the medians, the by-ZIP table, the mortgage math and the rental-income tool with no wall in front of them.

Where does this market data come from and how current is it?

The figures load live from realhotsprings.com, which publishes a public export of the CARMLS and HSBOR feeds. Each load carries an as-of date so you can see how fresh it is. It is not the MLS itself and not a licensed IDX feed, so some listings are excluded and details can lag the MLS by a day.

Are these list prices or sold prices?

List prices. They tell you what the market is asking today, which is the right number for setting a budget and a search range. Sold prices run below asking in a slower market and are a separate figure; ask a local agent for recent comparable sales on a specific home.

Why do some ZIP codes look so different from each other?

Hot Springs is several markets in one county. The Lake Hamilton corridor (71913) and the lakes carry a premium; in-town and outlying county ZIPs run lower. Small ZIPs with only a handful of listings can swing a lot on one or two properties, so read those as rough.

How is the monthly payment on this page calculated?

It is a standard amortized principal-and-interest payment from the price, down payment, interest rate and term you enter, plus a separate line for estimated property taxes and insurance. It does not include HOA dues, PMI or closing costs. It is a planning estimate, not a loan offer; get current quotes from a lender.

Can I count on short-term rental income to cover a Hot Springs mortgage?

Only if the specific address can actually be licensed to operate. New residential short-term rental licenses in the city have been capped and full since July 1, 2025, with no waitlist. New licenses remain possible in non-residential zones, on Historic Property Registry properties, and for condos recorded before January 18, 2022. The rental-income tool here is illustrative; confirm licensing with the city before you rely on any rental figure.
